The main purpose of the construction project, according to the design assignment, is to adapt the existing unfinished building’s reinforced concrete frame structure to the construction of an office building, which provides the function of a service hotel.

The building consists of 1 part-ground floor/basement and 3 – upper floors.

In the basement there are auxiliary rooms and technical rooms, archives, laundry rooms, meeting rooms, office rooms, kitchen rooms for the restaurant, dressing rooms for employees, gym rooms, recreation, and entertainment rooms (home cinema, game room), rest rooms, training rooms, sanitary units for both visitors and employees.

The layout of the 1st floor includes workspaces (open-plan offices), meeting rooms, sanitary units for both visitors and employees, utility rooms, restaurant rooms with terrace, staff kitchen, reception, service hotel rooms, lobby.

The main entrance to the building is provided at the level of the 1st floor, organized in the main facade (facing north).

On the 2nd and 3th floors, it is planned to have office and meeting rooms for the company’s employees.

In accordance with the design task issued by the customer,  a total of 110 parking spaces are planned to be provided in the territory, including 6 for persons with disabilities and 12 pcs. charging points for electric cars. 12 pieces cable infrastructure is provided for parking lots, a total of all the electrical cables needed for 24 parking spaces infrastructure. Also, storage facilities for 38 bicycles have been designed. Charging stations for two electric scooters are provided in the bicycle storage facility.

Dariaus ir Girėno St. 23, Vilnius

The existing administrative building and part of the existing industrial building are being reconstructed into a five-story hotel. The remaining western part of the industrial building will be converted into a sports facility. In addition, a newly designed and constructed one-story, rectangular sports building is planned.

The reconstructed sports facility will house a swimming pool and sauna area, while the newly constructed sports building will be dedicated to a tennis court.

On the ground floor of the hotel building, along the northern façade of Block A, commercial premises are planned with direct access from the outside. The rest of the ground floor of Block A will accommodate a reception area, a restaurant serving guests of the hotel, swimming pool, and tennis court, as well as other hotel service areas. Short-term accommodation rooms of various sizes will be located on the 2nd to 5th floors of Block A and the 1st to 4th floors of Block B.

Dariaus and Girėno St. 40, Vilnius

This five-story administrative building includes dedicated sports facilities designed with both functionality and modern aesthetics in mind.

From the street view, the building presents a taller, more monumental volume, while its inner section—housing the sports training arena—is designed lower, as if embraced by the main structure. The administrative section’s ground floor features an open space with a reception area, elevator lobby, and a bar. From the second to the fifth floors, office spaces accommodate airline company employees, complete with spacious meeting rooms and relaxation zones.

The inner part of the building contains a training arena, accessible through the ground floor lobby. The arena’s roof is landscaped with perennial succulents, creating a popular relaxation spot for employees. On one side of the arena, mobile stands have been installed, allowing the space to function as a versatile area for various training activities. The building also offers large changing rooms, a gym, rehabilitation facilities, and a spa.

B. Karvelis St. 14, Vilnius

This six-building complex features a five-story structure with 517 rooms, offering a variety of modern apartments of different sizes, each equipped with kitchenettes and bathrooms. Atlas residences are slightly larger than typical co-living apartments, providing extra space and comfort. The buildings are connected by horizontal corridors that house shared common areas designed for community living.

Residents enjoy access to a fully equipped gym, a communal open kitchen, a cinema room, and game rooms. Additional conveniences include laundry facilities, storage lockers, and parking spaces. Cozy inner courtyards with decorative landscaping are nestled between the buildings, creating a peaceful and inviting atmosphere.

The building boasts an impressive A++ energy efficiency rating.

Vilnius, Dariaus & Gireno st. 21

From an urban point of view, the building undergoing reconstruction, has complemented the layout of Dariaus and Gireno street. The main volume of the building has been raised by one new floor and covered with a new second decorative facade. The purpose – to create the image of the complex, and to architecturally match the reconstructed building to the existing HQ1 and HQ 2 buildings. The hotel room fund has been increased by 61 rooms, of which 4 are two-bedroom apartments. The new fourth floor of the hotel is stylistically different from the other floors.  The urban theme has remained, but the decoration is calmer and more subtle. At the same time, the idea of the “Aviator Square” is being realized in stages during the reconstruction of the hotel. One of its components is the amphitheatre. It was designed next to the former parking lot on the site of the hotel building and formed a lounge area next to the HQ1. This is a great place for events or just sitting down with a colleague to relax. The concept of the green street was further developed – the linden avenue was extended, and the decorative landscaping of meadowsweets separated the parked cars from the sidewalk.

Kaunas FEZ, Karmelava, Aviacijos st. 4

The construction of a storage building has been completed. The main purpose – to store various goods (aircraft and engine parts, aircraft components).  The construction of the project was carried out in two stages. The first stage of construction was the southern part of the building with production, administrative, and storage facilities. The second stage was storage premises with the necessary administrative and household premises. After the inspection of the building and testing of the engineering equipment, the building and documentation were handed over to the customer, Aero City 1.  The area of the building is over – 7000 m² – 164 m long, 50 m wide and 10 m high.

Vilnius, Dariaus & Gireno st. 34 F

To ensure the highest standards of construction requirements, VA REALS experts, in cooperation with contractors and the customer, Aero City 1, worked on the construction of a new administrative building, HQ2.

An eight-storey, cube-shaped building with a large atrium – at the center of it stands the Bombardier CRJ 200 business-class aircraft. The plane is located on the first floor of the building, surrounded by glass walls and an 8 metres high minimalist, open. On the first floor, there will be a pizzeria with an outdoor terrace, and on the second floor – a bar. The spaces are open to Vilnius residents and guests. The total area of the building is 9530 m².

Aviacijos St. 2, Karmėlava, Kaunas District

The UAB “FITSOUT” furniture factory, located in Karmėlava, Kaunas District, at Aviacijos St. 2, was constructed using modern building materials and technologies, ensuring full compliance with all construction safety requirements. With the assistance of VA REALS specialists, the construction was completed on time and in accordance with the highest construction quality standards. The total area of the completed building is 20,000 m², and it is equipped with the latest furniture manufacturing equipment.

Vilnius, Dariaus ir Gireno st. 21A

Currently, VA REALS construction managers are working on DG AVIA administration building project in cooperation with contractors and the client. The building is being constructed near Eisiskes Rd and Darius ir Girenas St crossroad. The total building area is 10900 m2. The building will comply with A class energy efficiency requirements. The construction is planned to be completed in Q4 2019.

VA REALS specialists completed the construction of the new pilot training center building ensuring the highest construction standards through cooperation with contractors and Baltic Aviation Academy. Two real flight simulators for A320-200 FFS and B737-800W (NG) were installed in the building with the total area of 752,92 m2.

In cooperation with contractors and client, VA REALS experts completed the expansion project of Baltic Aviation Academy premises. An old production building was reconstructed into a hotel and a restaurant accommodating the needs of Vilnius city guests and students of the academy. The total building area is 4015,70 m2 which comprises 105 hotel rooms and a restaurant. The construction of the hotel was completed on time in January 2017.

In 2016, VA REALS, in cooperation with the building contractors and clients, implemented the universal Baltic Aviation Academy aviation school enlargement project. The project involved the refurbishment of the existing office premises to adapt them for the purpose of International University. The University premises area more than 1600 m2 and there equipped spacious classrooms and office space, parking lot.

Kaunas International airport

Opened in 2013, the FL Technics hangar in Kaunas is one of the most modern aircraft maintenance centres in Eastern Europe.  The highly qualified VA REALS construction managers successfully implemented the project whilst ensuring full compliance with all obligations and the highest quality standars. Size of the premises – 8500 m².

Vilnius International airport

The FL Technics aircraft technical maintenance hangar in Vilnius International airport was constructed using the latest technologies to ensure full compliance with all safety regulatations.  In cooperation with dedicated VA REAL secialists, the construction project was completed on time and with no compromises on quality. Size of the premises – two buildings of a combined area of 7600 m².
